Why is that? The reason is that today there is an immense backlog of buildings waiting for modernization while at the same time new construction activity has dwindled. The huge modernization effort in east Germany, which is now as good as complete, meant that over the last 15 years almost no more investments were made in modernizing structures in west Germany. And it is high time we caught up. In which building category do you discern the greatest future potential for modernization? Without doubt, the most important area is residential buildings. There, with energy costs continuing to rise, the focus must be on converting of and upgrading energy-related facilities. If this does not happen in the medium term, then many of the buildings will no Stefan Forster Architekten longer be profitable to rent owing to the then inordinately high ancillary costs. You have specialized in residential construction for over a decade ­ what is it about modernization projects that attracts you most? First of all, conversion work is simpler than the original design. While you face the creative problem of white paper when it comes to new buildings, modernization involves an existing object to tackle. What special knowledge do you need to modernize residential properties? I do not believe that you need any particular specialist skills. Rather, the focus is on understanding the logic of the existing edifice and harmonizing the architectural intervention with the existing system. Which means working not against but with the building. At the end of the day the question is always the cost/benefit ratio as the key criterion for realization of the project. What do you find most important with your projects? The modernization must always result in an apartment that can hold its own on the free market. It must be sufficiently neutral to appeal to as many potential tenants as possible and do justice to the standards people expect in their homes today. That entails a sense of "modernizing for eternity": The architecture we provide is designed to last for several decades and be open to further transformation.
